Sites in Ang Mo Kio and Kembangan earmarked for residential
Central Weave @ AMK was Ang Mo Kio’s last Build-To-Order Project (BTO) in August of 2022. This project was highly oversubscribed – there were 12,620 applicants for the 896 BTO Flats, representing a 14-fold application rate.
URA also announced in this month that they plan to increase the land parcel ratio along Jalan Kembangan by 2.5 to 3.2.
URA says that the amendments will allow for a forthcoming residential development to include a neighbourhood park and commercial and recreational amenities.
Ang Mo Kio & Kembangan will see more houses built as the Urban Redevelopment Authority (URA), plans to rezone parcels of land for residential uses.
A plot of land along Ang Mo Kio Avenue 2 with a plot ratio gross of 3.5 will be rezoned to residential.
If the site was used to build HDB (Housing and Development Board) flats, the HDB could have been classified as Plus due to its location near Kembangan’s MRT station. There could be more than 400 flats.
The Kembangan area has limited housing, so it’s likely to be offered in Plus BTO flats.
The Hill at One North Showroom
It is likely that the site will be included in the Plus category for public housing if it is offered, due to its proximity with the MRT.
Lengkong Tiga HDB flats are close by and were built around the end of the 1980s. This means that there will be a demand for public housing.
The 18,203.6 sq m plot is currently occupied by the former Kebun Baru School. URA revealed on Friday that “future, high-density developments” are planned for the site.
The Ang Mo Kio project is near the CHIJ St Nicholas Girls’ School. Mayflower station is a short stroll away.
Analysts believe that if the land was reserved for private housing, it would produce between 600 to 750 condominiums.
AMO residence is the development of Ang Mo Kio Avenue 1 which was sold at the last Government Land Sales.
AMO Residence was launched in July 2022 and sold 98% of its units on the launch day, at a cost of $2.110/sq.ft.
Experts believe that the HDB BTO Chai Chee Green launch in December 2020 can give a hint of what to expect. Prices of Chaichee Green five-room units ranged between S$569,000 up to S$725,000.
